What does it really mean to be FEMA compliant? In this video, we walk through critical coastal construction standards— from flood vents and piling structures to the design of breakaway walls. A must-watch for anyone building near the water.
Well today from the field, we're going to talk a little bit about FEMA-compliant homes and what that looks like. I often get asked the question, “What does my ground floor have to look like, and what can I do or not do?” The answer: you cannot finish the space, and it has to be built to handle storm surge or tidal waves.
In a FEMA-compliant home, we use breakaway walls. These walls are freestanding from the main structural columns, which are what actually support the home. In the event of a storm, the breakaway walls can fall away without damaging the structure.
You'll see key structural columns tied into pilings and a grade beam—forming one strong structural system from the ground up. We also install flood vents at the base of the structure to allow water to flow through during storm events. All utilities are mounted to the columns to avoid damage if walls collapse.
When people ask what breakaway walls are, this is it—an effective, research-backed approach that allows for safe, FEMA-compliant building in coastal areas. It’s the only way we build here on the beach.

Insulation is more than comfort—it’s critical to Florida living. In this video, we cover how foam board, spray foam, and rock wool insulation are used in our concrete homes to protect from heat and reduce sound. Thoughtful design means year-round peace and quiet.
And from the field today, let’s talk a little bit about insulation. It’s a key component of any home—especially here in Florida where keeping the heat out is essential.
In our concrete builds, like the block homes we do at LUBKE, we start with foam board insulation on the exterior walls to block that outside heat. Up in the ceilings and roof lines—anywhere that’s exposed to the exterior—we apply spray foam (Icynene) to seal it tight.
But we don’t stop there. Inside the home, we insulate interior walls with rock wool—a sound insulation board that significantly reduces noise between rooms. Whether you’re reading a book, taking a nap, or simply relaxing in your own space, this makes a big difference.

Well, welcome to today’s edition of *From the Field*. We’re going to be talking a little bit about stucco and how we apply it properly.
At the door, you'll see a nice corner bead. The crew applies stucco between these clean lines. Around windows, you'll see a direct corner bead that finishes the stucco return smoothly into the window edge—giving the home a crisp, modern look.
We often use L-shaped corner beads throughout the exterior and garage areas to ensure clean, finished edges. Inside the garage, stucco gives a clean polish. Outside, it serves as a protective layer—great for coastal climates.
There are different finishes available. A sanded finish is most common—it has subtle texture that feels like sand to the touch. You can also do a knockdown finish for more dimension. Once painted, stucco creates a modern, durable, beautiful exterior.
